Where We Work, District by District

The west end and the core

This is home ground. High Park, Roncesvalles, Bloor West Village and the Junction are minutes from the shop, which usually means a tighter arrival window and an easier same-day booking. Moving downtown into Liberty Village or King West is a different job entirely: those are elevator-booking, loading-dock, certificate-of-insurance buildings, and we book that paperwork with property management before move day rather than discovering it on the morning.

Etobicoke

Etobicoke moves near you run from Mimico and New Toronto condo towers through to detached homes in Islington and Markland Wood. The two problems here are distance and driveways, and they pull in opposite directions: a Lakeshore condo needs a booked service elevator and a truck that fits the underground clearance, while a house move north of Bloor is usually a straight driveway load. North York covers more ground than most people expect, and it changes character every few kilometres. Willowdale and Bayview Village are dense condo corridors along the Yonge line where elevator time is the constraint. Scarborough

Scarborough is the longest run from our west-end base, so we plan those moves with an earlier start rather than pretending the drive does not exist. Most Scarborough work is family homes and low-rise apartments, which means stairs, appliances and a crew size that matches the volume. East York and the old City of York are largely semi-detached and narrow-lot housing, which is a truck-access problem more than a volume problem. Further east, Leslieville, Riverdale, the Danforth and the Beaches combine tight residential streets with permit parking, so we confirm where the truck will legally sit before the crew is dispatched.

Midtown and the central neighbourhoods

Rosedale, Forest Hill, Lawrence Park, Moore Park and Summerhill are heritage and estate properties where protection matters more than speed. Yorkville, the Annex, Davisville and Deer Park sit between the two: some are century homes, some are luxury condos, and the approach changes completely depending on which.

Why the Price Changes From One Toronto Move to the Next

Two people moving out of the same two-bedroom can get very different quotes, and it usually isn't the furniture. It's the access.

A ground-floor house on a wide street with a driveway loads fast. A twelfth-floor unit where the service elevator is booked for a three-hour block and the truck has to sit on a one-way street is a different job with the same boxes in it. Six things move the number:

  • How much there is. Volume, not square footage. A sparse three-bedroom can be quicker than a packed one-bedroom with a full storage locker.
  • Stairs, elevators, and the length of the carry. The distance from your door to the tailgate matters more than people expect. A long walk through a lobby and a parking garage adds up on every trip.
  • Where the truck can legally stop. Some buildings have a dock. Some streets need a permit. Some have neither, and the crew works from the closest legal spot.
  • Distance between the two addresses, and the traffic between them at the hour you've booked.
  • Packing. Whether you've done it, whether you want us to, or whether it's the kitchen and the artwork only.
  • Specialty items. Safes, oversized appliances, glass tops, gym equipment, artwork. Different handling, sometimes different equipment.

Getting a Truck to Your Door in Toronto

Toronto makes this part harder than the lifting.

Most downtown condo buildings require a certificate of insurance naming the corporation before they release the elevator, and property management usually wants it days ahead rather than the morning of. Elevator time comes in blocks, often three or four hours, and if you run past yours the next resident's move is waiting in the corridor. Many towers also charge a move fee or hold a deposit against damage to the common areas.

Older neighbourhoods have the opposite problem. No dock, no service elevator, and a street too narrow for a five-ton truck to park on legally. In parts of Roncesvalles, Cabbagetown, and the Annex the practical answer is a smaller truck, laneway access, or a City of Toronto street occupation permit arranged before the date.

Streetcar routes add their own rule. On King, Queen, Dundas, College, and Bathurst, a truck sitting in the track lane isn't just a ticket. It stops transit, and it gets moved.

The Last Three Days of the Month

Most Ontario leases end on the last day of the month, so most of Toronto moves inside the same 72 hours. That week books out first. Service elevators in large buildings are spoken for weeks ahead, and the flexibility you would normally have on a start time disappears.

If your dates can shift, the middle of the month is quieter and far easier to book a building for. If they can't, book early. We hold same-day and next-day capacity all year, but at month end it goes first.
